  • What Is Title 24 and HERS Testing?
    Title 24 HERS Testing came into law in 2008. It is a set of rules and regulations set by California contractors to ensure energy efficiencies are being adhered to. The goal is to reduce greenhouse gas emissions and energy waste, and to provide California with an adequate, reasonably-priced, and environmentally-sound supply of energy, and to meet the Executive Order in the Green Building Initiative. With the installation of any new heating and air conditioning equipment, a contractor is required to provide you with Title 24 HERS testing. Many homeowners are unaware of this, so some contractors don't provide it. But you are an educated homeowner!

  • What Is a Residential Split System?
    Not to be confused with ductless mini split systems, a residential split system is where you have the furnace or air handler in the house - either in the garage, hallway or attic, and the outdoor air conditioner (also known as the condensing unit ) is outside on the side of the house. It's called a split system because one is inside, another one is outside. Otherwise, there are HVAC package units where the whole system is combined, and it looks like a box that sits on top of the house.

  • Is PVC and ABS Piping Bad?
    Polyvinyl chloride (PVC) and acrylonitrile butadiene styrene (ABS) piping were produced experimentally in the 19th century, hit the US in the 1950’s, and is most commonly used in today's sewer systems. While PVC or ABS pipe can last for decades, the thin-walled pipe can be damaged by inadequate bedding/fill or ground settling and heavy root growth. Once a section of plastic pipe is damaged, the other connections may deteriorate over time or roots will damage another section of the line. This type of piping can last a long time if it is a quality pipe and the installation was done properly. Thinner-walled pipe flexes and is more susceptible to premature problems.

  • Sewer Back Ups Caused by Misaligned Pipes
    The most common cause of sewer back up is tree roots, but they are not the only cause. Pipe misalignment at the connection between two pieces of pipe is especially common for older sewer lines. This is due to the pipe’s long years of service and ground settling. Bedding under the pipe slowly gives way, causing the pipe connection to separate. When this happens, waste water leaks out causing the soil under the pipe to erode...making the offset worse over time. This can be a gradual process or it can happen quickly. It will ultimately cause more and more backups and finally a pipe collapse.
