    Be wary of a company that is willing to price quote water heater replacement or new installation over the phone. It is difficult to give an accurate price without seeing the water heater installation site first.

    There are many variables that affect pricing, and the type of installation is unique to each project. The type of unit a homeowner currently has, what they want to replace it with, and what changes are needed to bring the installation up to current code are all factors. Codes change regularly and water heaters must always be installed to code. Over the phone, you're likely to get a low-ball price, but when the technician arrives and assess the circumstances, the price could change substantially.   • What Are the Options When PVC or ABS Pipe Has Failed?
    With PVC you have a couple of choices if your pipe is failing; one is to repair the bad connection that is causing a stoppage. The other is to go ahead and replace the whole line. If the line is about 40 years old and is showing signs of age throughout, definitely replace. These days, you can replace the pipe without a digging trench. Based on the condition of the line, it may be an acceptable option to do just that. However, if the offset worsens trenchless may no longer be an option.

  • Is a Permit Required for New Heating & Air Conditioning?
    Don't be fooled by contractors telling you that a permit is not required. Pulling a permit for all HVAC equipment replacements is required by the California State Licensing Board. Some contractors might say it is not their responsibility to pull a permit when installing new HVAC equipment in your home. They might even tell you it will save you money not to pull a permit, or that it's the homeowner's responsibility to pull the permit. But the CSLB mandates a permit must be pulled and closed out by the contractor. NOT THE HOMEOWNER! The contractor is also responsible for providing you provide you with Title 24 HERS testing. Homeowners should consider checking a contractor's license status if they are trying to avoid pulling a permit.

  • Got Clay Pipes?
    Clay is one of the most ancient piping materials and was the material of choice for a lot of sewers by the 1880s-1900s. Believe it or not, we still see them today here in San Diego. If you have clay piping, we would most likely recommend a complete replacement when failures begin to occur. The most common reasons for sewer line stoppages with clay lines include offsets at connections and breaking or shattered pipe due to tree roots and ground settling. The expected lifespan of clay sewer lines is about 30 years. Typically, clay pipe lasts a long time, but problems will start at the connections due to ground settling or tree roots. Clay is susceptible to breaking when stressed from tree roots. I am sure you can visualize how it can suddenly break, just like a clay flower pot might if you put too much pressure on it!

  • Sewer Back Ups Caused by Misaligned Pipes
    The most common cause of sewer back up is tree roots, but they are not the only cause. Pipe misalignment at the connection between two pieces of pipe is especially common for older sewer lines. This is due to the pipe’s long years of service and ground settling. Bedding under the pipe slowly gives way, causing the pipe connection to separate. When this happens, waste water leaks out causing the soil under the pipe to erode...making the offset worse over time. This can be a gradual process or it can happen quickly. It will ultimately cause more and more backups and finally a pipe collapse.
